| ABOUT OUR COTTAGES Rates • Cottage Rates vary across a wide spectrum. Rates are determined by the characteristics of the cottage and the various types and degrees of amenities included with the cottage rental. • Cottages may have rates applicable to High Season, Normal and Low Season Rates as well as Weekend, Holiday and Seasonal Special Offers and Rates. Some may have the opportunity for longer term recreational rental. Location • Our Cottages are located 3 1/2 to 4 1/2 hours by car north from Toronto, 1 ½ hours North of Huntsville and the famous Algonquin Provincial Park, 3 ½ hours West of Ottawa, and 5 hours east of the Sault St. Marie and Niagara Falls Border Crossings. Our cottages are located in the Province of Ontario's recreational region called Near North. The regional airport is the North Bay Airport serviced by several carriers including Air Canada's Jazz, and, of course, float plane service is available throughout the region. Condition and Cleanliness • Our listing pass Near North Ontario Cottages Level of Standards, Cleanliness, Utilities and Amenities by our Cottage Management and Service Team. Cottages must pass a serviceability and availability check. All aspects of living, recreational, utilities and amenities are checked and confirmed serviceable, good repair and condition. If there are items that need to be brought up to standard this is completed before the cottage is available. Number of Guests • Each of our cottages is unique and each has their own specific maximum number of occupants. We adhere to these limitations set and on behalf of the Owners and take extra steps to ensure that these limitations are maintained. Maximum limits are determined by the Owners. Bedding, Linens, Towels and Wash Clothes • All Inclusive - in some cottages, the service is All Inclusive whereby everything is provided for the comfort and ease of the occupant. Please refer to the Cottage details or Cottage Search for more information. • Normal Rental - Bedding such as blankets, bed covers and pillows are provided by the cottage owner. The bedding is in good, clean condition. Cottagers are advised to bring their own sheets and pillow cases. Please refer to the specific Cottage Details. • Owners are required to replace the pillows annually and to provide a Pillow slip cover for each pillow. • All beds have a mattress cover. • Occupants are encouraged to bring their own bed linens/sheets unless arranged previously with us. In that event, we will provide suitable bed linens at two sets per bed and 2 sets of 2 pillow cases for an additional charge. • Occupants are encouraged to bring their own dish clothes and towels for the washing and drying of dishes unless otherwise arranged with us. • Towels are the responsibility of the occupants unless previously arranged through us. Amenities and Utilities. • Each cottage is unique and you should refer to the individual Cottage Details available on the Cottage web page. Many cottages have additional and unique amenities for the use and enjoyment of occupants. In some case, there are restrictions. Any restrictions will be highlighted in the Cottage Details and the Cottage Information Booklet available at the cottage. Furniture and Effects • Furniture and effects provided by the cottage owner can be from rustic to exquisite to suit the cottage atmosphere and nuance, and the taste and want of the occupant. However, in all cases, furniture and effects are in good and serviceable condition for their intended use and as designed. Normal wear and tear is to be expected but in no case will shoddy or unacceptable conditions be accepted by Near North Ontario Cottages. Food and Refreshments. • Everyone is responsible for their own food and beverages. There are numerous shopping outlets offering the full range of food and beverages. For the comfort and ease of occupants we can arrange for food and refreshments, less alcohol, to be purchased for the day of your arrival and placed in the cottage. Food and refreshments are purchased on the same from brand and regional outlets. All that has to be done is to provide a list of requested purchases and it will be delivered. This is a charged rate service and it is a time honored service provided by most General Stores of this regional whereby cottagers have the convenience of arriving to food rather that with food. Repair and Maintenance. • Cottages must be in good repair and maintenance for availability. Our Service and Maintenance Team will ensure each cottage is ready for occupancy. We liaise with owners to ensure the continued good service, operation and readiness of our cottages. From time to time accidents and breakdown does happen. When that does happen occupants are required to immediately contact us and we will sent a Service and Maintenance Team representatives to the cottage to inspect the problems and take necessary steps to resolve the problem, or contact directly the Cottage or Resort Owner - information will be available in the Cottage Information Booklet available at each cottage upon your arrival. Emergency Services. • All are our cottages are serviced by regional and/or municipal emergency services. Pets • Pets by their type and quantity may be allowed by some cottage owners. Please refer to the Cottage Details on the website to determine if a cottage allows pets or not. We adhere to the wishes of cottage owners without question on this matter. Many times it is for health and safety issues. Any breeches of this condition detailed in the Terms and Conditions will result in the immediate expulsion of the occupants or occupants with any resulting costs from clean up or damage will be borne by the signed occupant or occupants and in accodance with the Terms and Conditions of the Rental Contract. • In case where pets are allowed occupants are to adhere to the rules on having pets. This information will be in the Cottage detail and the Cottage Information Booklet available at the cottage on your arrival. Smoking • Most of our cottages do not permit smoking inside any of the buildings. Smoking may be allowed outside with the use of proper ashtrays and smoke boxes. In some cases there may be outside restrictions. These will be detailed in the Cottage Detail and in the Cottage Information Booklet available at the Cottage. Any disregard of the No Smoking Policy at a cottage will result in immediate expulsion for the cottage and any damages and costs to be borne by the renter in accordance with the Terms and Conditions of Rental as to the cottage, property, furniture or effects as a result of smoking damage as cleaned by a Professional Cleaning Service.
